Terms of Use

These Terms of Use set out the conditions for using haikou.jp (the "Service"), operated by CLT LLC ("we", "us"). This English version is provided for convenience; if it differs from the Japanese version, the Japanese version prevails.

1. What the Service is

1. The Service publishes information about closed schools, vacant houses (akiya) and former public facilities ("Properties"), together with rough estimates of the cost to acquire, repair and use them.
2. Property information is based on information published by municipalities and others, and on information registered by listers, edited by us. Sale and lease contracts are made between you and the owner or municipality. We are not a party to any contract.
3. Cost estimates are approximations calculated from published floor areas, years built, facilities and standard construction unit costs. They are not quotes and are not guaranteed.

2. Accounts

You register in the way we specify. Please keep your account information up to date.

3. Listing Properties

1. Only owners, municipalities, licensed real estate agents acting for owners, and others with proper authority may list Properties.
2. Listers warrant that their information is accurate and does not infringe the rights of others.
3. We may return or hide a listing that we consider inaccurate or in breach of these Terms or the law.
4. Licensed agents must comply with Japanese advertising rules for real estate, including the Real Estate Brokerage Act and the Fair Competition Code for real estate advertising.

4. Paid services

1. Prices and contents of paid services (Pro membership, property reports, listing plans, featured placement and others) are as shown on the Service.
2. Payment is made through Stripe.
3. Subscriptions renew automatically until you cancel. You can cancel at any time from your account page, and you keep access until the end of the paid period.
4. Fees already paid are not refundable except where required by law.

5. Inquiries

Inquiries about a Property sent through the Service are forwarded by email to the lister. After that, please communicate directly with the lister.

6. Prohibited conduct

You must not impersonate others, post or send false information, interfere with the Service, collect data from the Service by automated means in bulk, or redistribute paid content such as property reports.

7. Disclaimer

We do not guarantee that information on the Service is accurate, complete or up to date. Always confirm the condition of a Property and the terms of an offer with the owner or municipality. We are not liable for damage arising from use of the Service except in cases of our intent or gross negligence.

8. Changes

We may change these Terms when necessary. Changes take effect when posted on the Service.

9. Governing law and jurisdiction

These Terms are governed by the laws of Japan. The Tokyo District Court has exclusive jurisdiction in the first instance over any dispute relating to the Service.
